Jewar Airport to catalyse demand, accelerate residential launches in Greater Noida: Knight Frank India

Mumbai: Knight Frank India, a leading international property consultancy, in its latest report – The Jewar Turning Point cited that the operation of Jewar Airport will increase developer confidence which will usher more residential supply in the micro markets of Greater Noida. Greater Noida has steadily strengthened its position within the NCR residential landscape, on the back of Noida International Airport, as reflected across launches and sales trend since the foundation stone of the airport was laid in November 2021.

Greater Noida accounted for 28% of total NCR residential launches in 2025. This is a significant expansion of micro market’s constituency from 19% in 2021, indicating increasing developer confidence and sustained pipeline activity in the micro-market. The annual residential launches in Greater Noida have increased from 4,415 units in 2021 to 14,000 units in 2025.

The report highlights the development of Noida International Airport (Jewar) as a structural shift in NCR’s aviation landscape, transitioning the region into a three-airport system. The phased expansion ensures scalable growth, positioning Jewar as a major secondary aviation hub.

Strong multimodal connectivity (road + RRTS) is critical to unlocking its catchment across south-eastern NCR. Evidence from Goa shows new airports can capture ~40% total air passenger traffic post-stabilization, suggesting similar potential for Jewar Airport. The airport is already driving real estate growth in Greater Noida, with rising residential supply share and stabilizing demand.

Overall, Jewar is expected to decentralize air traffic, spur regional development, and create a multi-polar economic ecosystem in NCR on the back of an Aerotropolis development.
